It looks like January was another great month?

Yes, the pace was quite extraordinary. We only had 20 working days.

We rented a lot of property for January and we fielded a huge number of enquiries through the system. 

Did you really finish the month with a 0.20% vacancy rate?

Yes, thanks to the 1401 enquiries we booked through the system, the 85 open houses and 82 applications we were able to finish with only a very small number of properties non-producing at the end of the month.

These numbers are better than the published industry figures by a long shot.

We've spent years building up a really effective marketing system of our own rather than will just relying on www.realestate.com.au or domain to find tenants. Looking back on January I decided to get some hard numbers from the database. 

We are also using a lot more 3D tours particularly for large properties and they are proving popular.

Any advice for investors?

Ask property managers you are interviewing about their vacancy figures, don’t just accept a bald statement that your property will go on the internet. At current rents every week vacant is critical.

In the long haul lots of choice in tenant selection also leads to lower arrears rates.
