Welcome to COVID-19 New Legislation

As you can imagine, the last month has been very stressful for all concerned in the Property Management space, Landlords, Tenants and Property Managers alike.  Finally, we have some clarity around the new legislation moving forward, so we now need to take it all on board and work with it.

My team is in the process of personally calling every landlord and tenant in our business to see how everyone is going, if they are having issues or just need to talk about the current situation, the overall  response so far has been overwhelmingly positive.  Our Landlords have responded well to the “How are You” phone call NO bad news just a touch base from their Property Manager, newsy chat about the situation and just an ear to listen, we understand this is quite unprecedented and a major concern for everyone involved.

We are in the process of implementing the new forms and updating procedures for a seamless transition.  If you click on the last link, it will give you all the information you need.

If you self manage your investment property and need some advice or just clarity around an issue,  please feel free to call me and I am happy to chat with you at any time.

The REIQ (Real Estate Institute of Queensland) has just been advised that the necessary gazetting process has been finalized and the Residential Tenancies & Rooming Accommodation (COVID-19 Emergency Response) Regulation 2020 has now come into operation.  This final step in the legislative process means that the new temporary laws regarding special COVID-19 protections for residential tenancies commence from  Midnight Sunday 27th  April, 2020.

Under the new Legislation, we now have documentation that it is mandatory we use, please click on the links below to see the new letters we now have to furnish to Tenants and Landlords during the COVID 19 period.

  1. Tenant letter to seek proof of COVID-19 impact and to request rental reduction with necessary supporting documentation - (letter sample click here);
  2. Lessor letter to seek instructions on rental change request - (letter sample click here).

For more information about the new laws, please see the Residential Tenancies Practice Guide - (click here).
