Some Current Market Insights

The Gold Coast has become a big place with a population 600,000 people and predictions that 10 years we could have 800,000.

There isn't a lot of data published about the Gold Coast market, it all tends to be about the Capital City rates even though the Gold Coast is now bigger than 3 of those capitals.

When we do get Gold Coast numbers they run from Logan to the Border they do not accurately reflect what is happening in the Southern Gold Coast suburbs our First National offices service.

We produce regular, comprehensive, suburb updates which are available free on our website. If you wish to download one you can download one here. Even with these excellent reports they are still about 3 months behind allowing for settlements of current sales.

To whet your appetite I thought you might be interested in these three snapshots for houses. They really are just a quick snapshot, we have much more data available to help guide you. We also have similar background information about the Unit market.

Palm Beach

Despite the uncertainty in the market at the beginning of the year Palm Beach seems hardly affected. The monthly median price keeps rising and days on market are steady at 40 days.

Listings of houses for sale are down from 92 to 75 since January 2019. 60% of all house sales in the suburb in the year to June were made between $600,000 and $1 million.

Currumbin Waters

Median price of a house is down 4.2% over the 12 months but most of the fall took place in the first half and the median has been steady over the past six months.

Elanora

Elanora has risen 0.7% in the past 12 months and after some variability early in the year has been steady over the past six months.

When you combine the number of Buyers in the market and lending restrictions being eased there is one obvious conclusion if you're thinking of selling it is as good a time as any to make a move.
