We are talking to Dot Hamilton (Property Management Director and Business Development Manager) from First National Palm Beach.
 
How do you rate December?

Surprisingly, compared to last year enquiries were much higher at 1182 compared to 776.
 
Tenants who inspected was also much higher at 385 compared to 234, likewise applications received was much higher at 63.
 
This December we had five applications for every property available for lease.

 
Do you think the rental market is holding up?

This December we rented 15 properties all went at the last listed price.
 
13 of them were let at the initial listed price, one had to be dropped a little and amazingly one was increased and went at the higher price.

 
Your arrears and vacancy rate in December were also very good. Are you doing anything different?

We have now developed our database of prospective tenants to the extent that emails to our database provide nearly 50% of our enquiry.
 
I really believe that we can now let a property quicker to a good tenant at a good rent than ever before. We have built a letting machine.
 
That flows through to our arrears, more choice of tenants means better choices for our owners.

You always expect arrears to go up in December but this year the rate held up at 1.31% across the rentroll.
