This is not an article about a quick sale at a brilliant price. This sale story is more about a 2 month endurance race and obtaining a brilliant price for a stunning property, the likes of which the area had never seen.

There was no doubting First National sales agent Bob Berry fell in love with 1442 Gold Coast Highway, Palm Beach as soon as he set eyes on it.  The problem confronting our real estate veteran of 25 years, was how on earth he was going to price, and then sell a beautiful 2 storey, 6 bedroom, 7 bathroom, 8 garage masterpiece on the inland side of the Gold Coast Highway, when nothing like it had ever sold in Palm Beach? Furthermore, the sellers were adamant they would not auction the property.

So how do you then get a great price for such an exceptional and uncomparable property in a reasonable timeframe?

Some of you may remember when we sold the most-viewed property in Queensland in late 2016. The 3 bedroom, 2 bathroom villa in Burleigh Heads which sold for close to $500,000 achieved so must interest because it, quite simply, appeals to almost everyone in both features and price range. It is fair to say however, that not many people are rocking around looking for a 6 bedroom mansion, or have a cool million burning a hole in their pocket.
 
Bob won the listing for 1442 Gold Coast Highway Palm Beachand knew from experience that while it was not going to be a quick and easy sell, the property may very well be a record sale and set new benchmarks for price and design for a non-beachside house in the area.
 
Bob used professional photography, a Matterport 3-D tour and a realestate.com.au "Premiere Listing" as the principal tools to market the property. He also used Domain.com.au, the First National e-Marketing program and high quality marketing collateral to engage with the widest possible number of buyers.
 
In the end our First National marketing package achieved some fantastic results, including:

  • 224 email opens with 137 click throughs

  • 42 inspections
 
These are all just numbers though; what is really difficult to convey is the human aspect of this story and the most important marketing tool you will ever have - a sales agent who is just as much in love with your property as you are. Bob's enthusiasm was infectious, and gave him the patience and commitment to not only find the right buyers but, as it happened, to inspire those buyers to act on their own dreams.

Bob sold the property in approximately 60 days for $1,700,000, which is the highest price achieved in Palm beach for this type of property. Given this timeframe, forcing an Auction may not have found the right buyer.

“When I was first invited to the property it was very apparent that I was inspecting a very unique home in Palm Beach and I guess the excitement of the moment was evident to the seller. I was then invited back to present our marketing programme and our proposed methods to fully expose the property to all prospective buyers currently in the market place.
