RENTING FROM PALM BEACH FIRST NATIONAL

Making a Rental Application when Applying for a rental property through our Property Management Team involves each applicant completing a detailed application and providing 100 points of ID that we check thoroughly.

We ensure that agreements are executed and all monies are paid before access is given to the property.

We will not approve a Tenancy Application until there has been a physical inspection of the property and a face to face confirmation of Proof of Identity.

We are members of Tenancy Information Centre of Australia and checking on prior rental records is always part of the vetting process. These procedures are designed to ensure quality tenants and relationships all round. Our relationships with people renting through the office is important to us. We value repeat business highly.

Maintenance and Repairs - Our experienced Property Managers ensure properties are maintained in good condition for the Tenant. This includes prompt attention to urgent repairs and regular maintenance. You can notify us of your maintenance requirements by completing the online maintenance request form.

Urgent repairs  - These can pose serious issues, your RTA booklet and lease agreement point out what constitutes urgent. There are contact numbers on your lease agreement for emergencies and and your Property Manager's number for after hours contact.

Insurance - Tenant's belongings are not covered by the Owners insurance policy and we strongly suggest that you take your own policy.

Changes in Tenancy Arrangements - It is the tenant’s responsibility to advise the managing agent of changed tenancy arrangements such as one tenant moving out or another person sharing the property. If you wish to terminate the lease we will advise you of your legal position and any charges which may apply.

Rental Payments - You will be given the choice of an ANZ payment book with your personal reference number that you can use at any branch of the ANZ Bank, bPay or a Rental Rewards card. You can also pay your rent by periodic payment, Internet banking or, in some instances, have the rent paid into our trust account by your employer. The one thing you cannot do is pay it at the office. Your property manager is your point of contact for any matter relating to the tenancy, you will find her approachable and always willing to help.
